This agreement (“Agreement”) is made and entered into on [Date], by and between [Coworking Company Name] (“Coworking Company”), and [Tenant Name] (“Tenant”).
1. Description of Property
Coworking Company leases to Tenant a desk space in a shared office located at [Address]. The desk space is identified as Desk No. [Desk Number].
2. Term
The term of this Agreement shall be for [Duration] commencing on [Start Date] and ending on [End Date] unless earlier terminated in accordance with the terms of this Agreement.
3. Rent
Tenant shall pay to Coworking Company a monthly rent of [Rent Amount], due on the [Due Date] of each month.
4. Use of Property
Tenant shall use the desk space only for business purposes related to Tenant’s business. Tenant shall not use the desk space for any unlawful purpose or in violation of any law, ordinance, or regulation.
5. Shared Space
The tenant acknowledges that the desk space is located in a shared office and may be shared with other tenants. The tenant shall cooperate with the Coworking Company and other tenants to maintain a clean and orderly work environment.
6. Access
Tenant shall have access to the desk space during the Coworking Company’s regular business hours, which are [Business Hours]. Tenant shall not access the desk space outside of these hours without prior written consent from the Coworking Company.
7. Security Deposit
Tenant shall provide a security deposit of [Deposit Amount] to Coworking Company upon execution of this Agreement. The security deposit shall be held by Coworking Company as security for the faithful performance by the Tenant of all the terms, covenants, and conditions of this Agreement.
8. Termination
Either party may terminate this Agreement upon [Notice Period] day’s written notice to the other party.
9. Default
If the Tenant defaults in the payment of rent or breaches any other provision of this Agreement, the Coworking Company may terminate this Agreement and/or pursue any other remedies available to it under law.
10. Insurance
Tenant shall maintain general liability insurance coverage in an amount not less than [$Amount]. Tenant shall provide proof of insurance to Coworking Company upon request.
11. Entire Agreement
This Agreement contains the whole agreement between the parties and supersedes all prior negotiations, understandings, and agreements between the parties. This Agreement may not be amend except in writing signed by both parties.
